We are looking for a furnished apartment for two people, ideally with a total monthly rent of up to 1,200 euros (for both of us). Is this an option?

When does the rent officially start?
| The first month's rent plus the security deposit must be transferred to our account before your arrival. |
How much is the required security deposit, and when is it due?
| The security deposit is €500 and must be paid along with the first month's rent before arrival. |
Is there a sample contract or a list of the key terms (notice period, utilities, etc.)?
| Yes, we can provide you with a sample quote. |
When will the security deposit be refunded?
| The security deposit will be refunded to you within 4–6 weeks after your rental period, once the apartment has been inspected and the keys have been returned. Please provide us with your bank account information. |
What is the process for getting a security deposit refund, and are there any circumstances under which the deposit is not refunded in full?
| The security deposit will be refunded if the room is returned in good condition with no damage. Depending on the extent of any damage, part of the security deposit may be withheld. |
Will I receive a lease agreement?
| The booking confirmation sent to you constitutes a binding agreement and serves as a rental agreement. Since this is a short-term rental in accordance with Section 549(2)(1) of the German Civil Code (BGB), you will not receive a separate rental agreement. In this case, the booking confirmation is sufficient. Additionally, you will receive a confirmation from the landlord in the attachment, which you can present to your insurance company, the Residents’ Registration Office, the Foreigners’ Registration Office (e.g., for visa matters), or other relevant authorities as needed. |
When should the bill and the security deposit be paid?
| You will first receive an invoice for the first month's rent, as well as the security deposit. You will receive invoices for subsequent months at the beginning of each month following your booking. |
When is the first rent payment due, and can I pay it at your office after I arrive?
| Cash or card payments are accepted during office hours (Mon–Thu 8:00 AM–4:00 PM, Fri 8:00 AM–1:00 PM). If you arrive outside of these hours, we ask that you make the payment in advance via bank transfer. To avoid high fees, you can use alternative providers such as Wise, Revolut, N26, or Remitly, which often offer low-cost international transfers. You can find our bank details on your invoice. |
My reservation starts on the 1st, but I won't be moving in until the 15th. Can I pay only half the rent?
| The rent is calculated as a flat monthly rate and must be paid in full for the entire month, regardless of the actual move-in date. The rent is already extremely affordable and is offered as a flat monthly rate. |
Can I pay in cash?
| Yes, cash payments are accepted—but only on the day of arrival and exclusively at our office during regular business hours. Alternatively, payment can be made by bank transfer at any time, provided it is received by the day of arrival at the latest. |
How and when will the key deposit be refunded?
| The security deposit will be refunded exclusively by bank transfer within two weeks of moving out and returning the key. If the security deposit was paid in cash, you must provide bank account information so that the amount can be transferred. |
How can I pay if making a bank transfer is difficult and I arrive outside of office hours?
| If making a bank transfer is difficult for you, payment on the day of arrival in cash or by card (including credit card or similar payment methods) is possible during our office hours: · Monday through Thursday: 8:00 AM – 4:00 PM · Friday: 8:00 AM – 1:00 PM Please note that payment on-site outside of these hours is unfortunately not possible. In this case, we ask that you pay the invoice amount via bank transfer (including credit card or other payment options to our bank account) before your arrival. The necessary bank details, including the SWIFT code for international transfers, can be found on your invoice. To avoid high fees, you can also use alternative providers such as Wise, Revolut, N26, or Remitly, which often offer low-cost international transfers. |

Are there any application or administrative fees?
| No |
Is there a waiting list, and if so, how does the application process work?
| Yes. If the apartment or room you’re interested in is currently fully booked, we’ll add you to our waiting list. Sometimes, residents may not show up or may need to leave early for personal reasons, freeing up your room. |
What documents are required to book a student room?
| ID, current enrollment certificate, address, contact information (including cell phone number and email address) |
How long can I rent an apartment?
| The rental period is flexible—ranging from a few weeks to several months. Ideal for project-based stays, academic semesters, or transitional periods. Rentals are offered exclusively as fixed-term leases in accordance with Section 549(2)(1) of the German Civil Code (BGB) (max. 6 months); extensions are possible in special cases (e.g., students, work-related stays with supporting documentation). |
What are the cancellation policies?
• Up to 30 days before arrival: no charge • Less than 30 days: 100% of the booking price • No refund for early departure • If you are able to find a replacement tenant for the duration of the contract who is willing to assume your obligations, we will consider this favorably. An administrative fee equal to half a month’s rent will be charged to cover the costs associated with inspecting and re-leasing the property, including interim cleaning. |

Are the apartments fully furnished?

Are there desks in all the student apartments?
| Desks are only available in single-occupancy rooms; in double-occupancy rooms, there is no desk. |
Is there Wi-Fi?
| Yes, Wi-Fi is included in the rent for all apartments. |
Are bed linens, bedding, and towels provided in the room?
| Yes, the room includes the following: Mattress Mattress protector Pillow Duvet 1 complete set of bed linens, made up: • 1 fitted sheet • 1 pillowcase • 1 duvet cover 2. Towels Bedding and towels are changed during monthly cleaning. For student apartments at Gildenstr. 11/13, 2 sets of bedding are provided. |
Are there washing machines and dryers?
| Communal washing machines and dryers are available in all buildings |
Do we have an air fryer, or what can we use to cook?
| We do not provide an air fryer (see inventory list). Instead, hot plates and a microwave are available for cooking. We ask that you do not bring your own appliances or large items, as this would compromise the uniform standard of the apartments and is not recommended for safety and space reasons. |
Is there a way for me to store my luggage and seasonal clothing (summer/winter) to free up some space?

What household appliances are available?
| • Microwave • Toaster • Electric kettle The student apartments (Schickhardtstr., Metzerstr., and Jakobgasse) also have a vacuum cleaner and a mop set. For students at Gildenstr. 11+13, a laundry room has been set up with a drying rack, ironing board, iron, vacuum cleaner, and mop set. |
Is there filtered water in the kitchen?
| There is no built-in water filter. However, the tap water in Heilbronn is of very high quality, is strictly monitored, and is safe to drink. If you prefer particularly soft water, you can use your own countertop or faucet filter. |
Why does the heating get cold at night?
| The heating is automatically turned down during the night, but not completely shut off. This measure is intended to improve energy efficiency and complies with the requirements of Section 60 of the Building Energy Act (GEG) regarding the energy-efficient operation of heating systems. Lowering the temperature at night is a recognized and permissible practice in Germany for promoting sustainability and is explicitly addressed in relevant technical standards (e.g., DIN EN 12831 / DIN EN 15316). |
When will the room be available?
| Rooms are generally available immediately or on the agreed move-in date, depending on availability. Check-in is available starting at 3:00 p.m. |
What kind of kitchen appliances are there?
| Kitchen with a refrigerator and sink, a hot plate, a microwave, a wall cabinet with dishes, and a base cabinet with pots and cutlery. |
No-Nos in Your Shared Apartment – Please Observe the Following Rules
| Fairness & Communication: Respectful interaction, honest dialogue, ways to stay in touch. Cleaning Schedule & Tidiness: Follow the schedule, clean your own areas, no food leftovers in the fridge. Security: Lock the front door and windows; do not let strangers into the house. Energy conservation: Turn off lights; use heating as needed; completely turn off appliances. Mail & deliveries: Provide full name and address for correct delivery; large packages only by arrangement. Consideration & quiet hours: Quiet hours from 10 p.m. to 7 a.m.; keep conversations and music at a normal volume. |
Checkout Instructions
| Dispose of trash and cardboard boxes. Tidy up the kitchen, bathroom, and bedroom. Do not leave any food scraps or dirty dishes behind. Close the windows and lower the blinds (in summer). Turn the radiators down to level 1 (in winter). Turn off all electronic devices (except the refrigerator). Return the keys (leave the room key on the table and lock the door). |
Cleaning Schedule & Organization
| Stick to the cleaning schedule, if there is one—that way, everything stays clean and there are no arguments. Please clean your area regularly: The kitchen, bathroom, and hallway belong to everyone—take responsibility. Wash your dishes right after cooking or eating. Dirty dishes don’t belong in the sink or the washbasin. Do not leave personal items in the kitchen or bathroom permanently. Food leftovers in the fridge? Please check regularly and discard anything that has expired. |
Save energy = save money
| Turn off the lights when you leave the room. Use the heat only when necessary—please do not heat the room with the windows open. Turn off appliances completely instead of leaving them on standby. Note the heating season: The heat is usually on from October through April. |
Security
| Always lock your front door and windows, even if you're just stepping out for a moment. Don't let strangers into your home! It's a safety risk. |

| Please provide your full name and exact address (street, apartment number, city, and ZIP code); otherwise, the mail cannot be delivered correctly. Please only order large packages after consulting with us. Make sure someone is home, or be sure to use a package pickup location. |

Can I find out anything about my roommate?
| Please understand that, in accordance with the Federal Data Protection Act (BDSG), we are not permitted to disclose personal information about other residents. Protecting our guests’ privacy is our top priority. However, we can tell you that the shared apartment is exclusively for women or men. If you wish, we would be happy to forward your contact information (email address or phone number) to the roommate—with your express consent. This allows them to decide for themselves whether they would like to contact you in advance to introduce themselves. In our experience, many of our guests appreciate the opportunity to get to know each other a little before moving in. Please let us know if and which contact details we may share. |

| We do not provide an air fryer (see inventory list). Instead, hot plates and a microwave are available for cooking. We ask that you do not bring your own appliances or large items, as this would compromise the uniform standard of the apartments and is not recommended for safety and space reasons. |
Is there a way for me to store my luggage and seasonal clothing (summer/winter) to free up some space?

What household appliances are available?
| • Microwave • Toaster • Electric kettle The student apartments (Schickhardtstr., Metzerstr., and Jakobgasse) also have a vacuum cleaner and a mop set. For students at Gildenstr. 11+13, a laundry room has been set up with a drying rack, ironing board, iron, vacuum cleaner, and mop set. |
Is there filtered water in the kitchen?
| There is no built-in water filter. However, the tap water in Heilbronn is of very high quality, is strictly monitored, and is safe to drink. If you prefer particularly soft water, you can use your own countertop or faucet filter. |
Why does the heating get cold at night?
| The heating is automatically turned down during the night, but not completely shut off. This measure is intended to improve energy efficiency and complies with the requirements of Section 60 of the Building Energy Act (GEG) regarding the energy-efficient operation of heating systems. Lowering the temperature at night is a recognized and permissible practice in Germany for promoting sustainability and is explicitly addressed in relevant technical standards (e.g., DIN EN 12831 / DIN EN 15316) |

No-Nos in Your Shared Apartment – Please Observe the Following Rules
| Smoking is not permitted inside the apartment (smoking is allowed outdoors only). Parties or loud music are not permitted after 10:00 p.m. Overnight guests are permitted only with prior approval; a flat fee will apply. Pets are not allowed. Please separate trash; do not leave trash in the hallway or common areas. Do not damage walls or furniture, and do not make any changes to the furnishings without prior consultation. |
Checkout Instructions
| Dispose of trash and cardboard boxes. Tidy up the kitchen, bathroom, and bedroom. Do not leave any food scraps or dirty dishes behind. Close the windows and lower the blinds (in summer). Turn the radiators down to level 1 (in winter). Turn off all electronic devices (except the refrigerator). Return the keys (leave the room key on the table and lock the door). |
Cleaning Schedule & Organization
| Stick to the cleaning schedule, if there is one—that way, everything stays clean and there are no arguments. Please clean your area regularly: The kitchen, bathroom, and hallway belong to everyone—take responsibility. Wash your dishes right after cooking or eating. Dirty dishes don’t belong in the sink or the washbasin. Do not leave personal items in the kitchen or bathroom permanently. Food leftovers in the fridge? Please check regularly and discard anything that has expired. |
Save energy = save money
| Turn off the lights when you leave the room. Use the heat only when necessary—please do not heat the room with the windows open. Turn off appliances completely instead of leaving them on standby. Note the heating season: The heat is usually on from October through April. |

| Always lock your front door and windows, even if you're just stepping out for a moment. Don't let strangers into your home! It's a safety risk. |

| Please understand that, in accordance with the Federal Data Protection Act (BDSG), we are not permitted to disclose personal information about other residents. Protecting our guests’ privacy is our top priority. However, we can tell you that the shared apartment is exclusively for women or men. If you wish, we would be happy to forward your contact information (email address or phone number) to the roommate—with your express consent. This allows them to decide for themselves whether they would like to contact you in advance to introduce themselves. In our experience, many of our guests appreciate the opportunity to get to know each other a little before moving in. Please let us know if and which contact details we may share. |
